Take Good Photos as a FSBO Seller

Selling your home as FSBO (For-Sale-By-Owner) rather than through a real estate agent?

The good news is that you stand to make more money this way since you won’t have to pay an agent 3% or so of the sales price as commission.

The bad news is that you have to do all of your own marketing.

And taking the photos of a home to place on an MLS listing is one of the most important parts of attracting buyers.

In fact, according to PR Newswire, homes with high-quality photographs sell 32% faster. Also, the average home with high-quality photographs sells for between $3,000 and $11,000 more!

In other words, high-quality photographs can increase the selling price of your home.

Fortunately, it’s not necessary to be a pro to take great photographs of your home. Here are some tips!

Lighting

Lighting is probably the most important factor when it comes to taking great photos. For indoor shots, it’s best to have natural light pouring in through the windows. For outdoor shots, either dawn or dusk is best, whenever the sun isn’t at its brightest.

Angle

The angle of the photo also makes a big difference. The object is to make the home feel as open and spacious as possible. So it’s best to put the camera in the corner of the room and use a wide lens if possible.

Weather

Ideally, it’s best to take photos when there are clear skies and the sun is shining bright. Be sure to take indoor photos in the middle of the day with the windows open, and your outdoor photos when the sun is rising or setting.
